The buying process, step by step
- Get a NIF — the Portuguese tax number is essential for any purchase and for opening a bank account.
- Arrange finance — banks lend to non-residents, typically at lower loan-to-value than for residents.
- Find and reserve — make an offer; a reservation agreement may take the property off the market.
- Promissory contract (CPCV) — signed with a deposit (often 10%); legally binds both sides.
- Due diligence — your lawyer checks title, the land registry, licences and debts.
- Final deed (Escritura) — signed before a notary; taxes paid; ownership registered.
An important change
