Rental prices in Portugal have risen steadily, driven by strong demand and limited supply, with the national median for new leases continuing to climb year on year. That said, Portugal remains more affordable than many Western European countries, and prices vary widely by region.
Typical asking rents (2026)
As a broad guide, recent averages put a one-bedroom (T1) apartment around €700–900+ a month and a three-bedroom (T3) roughly €1,150–1,500+, with city centres at the top of those ranges. Lisbon is the most expensive market, followed by the coastal Algarve and Porto; inland towns and the Silver Coast are noticeably cheaper.
Extra costs to budget for
- Deposit — typically one to three months' rent upfront.
- Utilities — water, electricity, gas and internet are usually on top of rent.
- Condominium fee — for apartments, unless stated as included.
- Agency fee — where an agency represents the tenant.
