Long-term rentals in Portugal

A long-term rental usually means a lease of a year or more, distinct from holiday lets and short-term alojamento local. It's the right choice for anyone settling in Portugal to live, work or study, and it comes with stronger legal protection than a short stay.

Length, renewal and notice

Long-term contracts can be fixed-term or open-ended. Both tenant and landlord must respect minimum notice periods set out in the rental law, which scale with how long the contract has run. Always read the termination clause carefully before signing, and keep written proof of any notice you give.

Rent increases

Annual rent increases on existing contracts are capped by a government-set coefficient and can only be applied with proper notice — they are not open-ended. New leases, however, are set freely by the market, which is why moving can mean a big jump in rent.

Finding a long-term home

  • Filter portals specifically for long-term (arrendamento) rather than holiday lets.
  • Have your documents ready so you can commit quickly on a good listing.
  • Consider less central neighbourhoods, where supply is better and competition lower.
